The Montecito Residence is a custom single-family home built with an Insulated Concrete Form structural system. Photographed at dusk, the completed structure reflects the clean exterior finish achievable with ICF — no visible trace of the reinforced concrete shell inside the walls.
Continuous insulation on both faces of the concrete eliminates the thermal bridging typical of stud-framed construction. In a region exposed to Santa Ana wind events and coastal moisture, the solid concrete envelope provides a durable, low-maintenance building shell.
